The Home Buying Process!



Your Keuka Shoreline Properties Real Estate Agent will guide you through the often complicated home buying process by providing the following services:
  1. Qualifying: Which comes first? The home...or the loan? Shopping for a home is easier when you know how much you can afford. Your Keuka Shoreline Properties agent will arrange a meeting with a financial loan officer, who can give you a good idea of your affordability position. This meetings is a confidential session between you and the loan officer. A price range that you can comfortably afford will be given to your agent. After that initial process, telling your Keuka Shoreline Properties agent what you are looking for - location, size, features, price range, etc. - will enable him/her to present homes that best fit your needs. It will pay to give these matters a lot of thought.

  2. Showings: Since Keuka Shoreline Properties belongs to the Multiple Listing Service, our agents will show you homes listed with Keuka Shoreline Properties as well as with other companies. If you see any home for sale, call us! We can help you with it. As you view homes, express your likes and dislikes to your Keuka Shoreline Properties agent. This will be very helpful in the selection process.

  3. The Offer To Purchase: When you find that special home, your Keuka Shoreline Properties agent will assist in preparing the offer and will present it to the seller. The price and terms will then be agreed upon.

  4. Preparation For Closing: After all parties are in agreement, your Keuka Shoreline Properties agent will contact your loan officer for the loan application process. Again, in confidence, you will fill out the application and be made aware of all costs the will be incurred. After the application is made, the lender will order the appraisal, credit report, verifications of employment, and anything else necessary for your approval. When your loan is approved, other documents necessary for closing, such as the abstract search, instrument survey and watershed inspection, if required, will be ordered by the seller's attorney. This entire process can take up to eight weeks, depending on the type of financing, lender requirements, or clouds upon the title. Your Keuka Shoreline Properties agent, loan officer and attorney will keep you up to date on the progress of the transaction.

  5. Closing: When all requirements are met, the closing date and time will be set. Your Keuka Shoreline Properties agent and/or broker will accompany you to the closing and help answer any questions you may have. All necessary papers will be signed.
