Why Should You Hire Me As Your Buyer Agent?When you decide to hire me as your buyer agent, you, the home owner, become my employer. I work for you, and as such, you have a right to expect a certain level of performance from me. The most important concept you must understand that will ensure that the expected level of performance is maintained throughout the entire process is constant, two-way, positive communication!! Communication is not simply words being exchanged, but it is an understanding and comprehension by all parties involved of the ideas that are being expressed. Everyone must first agree upon what the mission is and then work together, in unison, towards the common goal of accomplishing that mission; namely identifying and purchasing your dream home. But not simply purchasing your home, purchasing your home in accordance with your requirements. Before you read any further, I ask you to please go to the link entitled Working With real Estate Agents. Every licensed real estate agent is required by law to explain to their customer how an agent is allowed to represent their clients' interests. At the earliest possible time I will ask you to read and sign a pamphlet acknowledging that you understand how agency works. The next concept you, the buyer, must grasp is that there is a structured process that must be followed each and every time to ensure a satisfactory end result. Just as you would expect your doctor, mechanic, or accountant to follow a process to ensure correctness and accuracy, as a professional real estate consultant, I follow a process that contains many steps and each step has a calculated purpose that has been thought out and streamlined by the literally hundreds of thousands of real estate transactions that occur each year across our nation. This process will include the following ten steps: 1. Needs Analysis. I will provide a needs analysis that will help to identify your wants and needs, thereby painting a clear picture of that ideal home. 2. Prequalification or Pre-approval. I will assist you to find a loan officer and obtain a prequalification. I will also help you to decide on the correct financing plan for your unique situation. 3. Neighborhood Information. I will provide you with appropriate information about each neighborhood that you are considering a move to. 4. Home Search. I will organize and schedule the home search process for you. This will include continuous updates, drive-bys, and showings of available homes. 5. Make an Offer. I will help you to compare homes and make a decision on which home to make an offer to purchase. I will also advise you on what terms should included and what issues should be addressed in the offer. I will fill out all the applicable paperwork for you. 6. Negotiating to Buy. I will present the offer to purchase and negotiate on your behalf. I will advise you concerning any counteroffers and will negotiate those as well. 7. Vendor Coordination. I will advise you on all repairs and vendor services required. I will explain what repairs are required by law and which are simply nice to ask for. 8. Preclose Preparation. I will provide preclosing consultation and coordinate and supervise document preparation. 9. Closing. I will review all closing documents to ensure completeness and accuracy, resolve any last minute issues, and accompany you to the closing attorney's office to complete the transaction. 10. Post Closing. I will assist you with any postclosing issues and, if neccessary, I will also help to coordinate your move-in. (note 1) Once we have come to an agreement on all the terms, we will reduce this agreement to writing and enter into a contract that will define the terms agreed upon as well as the rights and responsibilities of each party to the transaction and to each other. Finally, I am so confident that I can provide outstanding service to you that I will give to you my personal guarantee- in writing- that states that if at anytime during our contract duration you are dissatisfied with my performance as your employee, you have the right to terminate our contract.
